The acquisitions system for commercial real estate
Pencil finds commercial real estate before it trades. It reads the public record behind every property in a firm's markets: the deed, the recorded mortgage, the company filings behind the owning LLC, the zoning code and the federal flood and environmental layers. Then it hands the firm's desk the few properties worth a call this week, with the reason and the source attached.
What it does
- Parcels and sales: the property, its recorded sales and the documents behind them.
- Deal workflow: deals, documents and a CRM, with offering memoranda checked against the public record.
- Zoning: what the code allows on a lot, including state programs such as Florida's Live Local Act.
- Debt and distress: recorded loans, maturities, refinance gaps, lis pendens and liens.
- True ownership: the people and sponsors behind the LLCs, and their whole portfolio.
- Environmental and flood risk: flood zones, regulated sites and hazards around a property.
- Origination: a weekly shortlist matched to the firm's buy-box.
- API: the same records for a firm's own models and tools.
How we work
Every figure links to the record it came from. When a record is missing we say so, and when we project something, such as a refinance gap, we show the inputs behind it. We would rather show a document trail than guess a name.
Set up for each firm
Pencil is in pilot with commercial real estate firms. Every workspace is set up custom for each firm, starting with the markets, asset classes and signals it buys on.
